Find a Flatmate

Most landlords and agents will require you to provide a UK guarantor. A guarantor is someone who agrees to pay your rent and reimburse the landlord for any damage caused at the property if you, as the tenant, fail to do so.


UK, EU and International students alike have found providing a qualifying UK guarantor a hurdle when renting in the private sector. We have therefore partnered with Housing Hand to help give an alternative option to students paying rent in advance. At a discounted fee, Housing Hand can stand as the guarantor for students who are unable to provide one.

FAQs about the Housing Hand guarantor service 

What does it cost? All UK, EU and international students of our subscribing institutions will receive a discounted fee of 5% if you pay the fee upfront, or 5.5% if you pay in 12 monthly instalments of your annual tenancy agreement (subject to a minimum fee of £295.00).


What does it cover? You will be covered for the full amount of rent, as well as any damages, dilapidations and professional eviction costs incurred during your tenancy. They can stand as a guarantor for a minimum of 6 months to a maximum of 12 months.


What is the guarantor length? If you are wanting to apply for this service, you will be able to obtain a guarantor for a minimum of 6 to 12 months. If your tenancy is longer than 12 months, you must renew the Housing Hand service once your guarantee expires.


How to apply: Before you apply, you will need to have the following documents ready: 

  • Proof of study: Correspondence from your university dated within the last year, a UCAS form or a valid Student ID 
  •  Proof of ID : This can be a passport, drivers license or a national ID document 
  •  Co-Signer Details : This is someone they can get in touch with if they can't contact you. They can't be an existing Housing Hand Customer.

Only My Share Service

Only My Share is another paid service offered by the Housing Hand Group, that protects you (or a guarantor) from having to pay other housemates’ rent arrears when sharing a property and are bound by joint and several rent liability.

 

By acting as your guarantor for a fee of £99 a year, Only My Share can be responsible for up to £10,000 worth of housemate arrears in a 12-month tenancy. Using Only My Share can reduce the risk of you having to pay other tenants’ missed rent, meaning you are only liable for your share of the rent.

ULHS runs a Flatmate Finder Facebook group to help you find the right flatmates.


You must follow the instructions below before you can join the Facebook group. If you do not do this we will not be able to approve your registration.


On this group, you can post adverts for rooms in your shared student flats/houses or find other students to go flat hunting with. It is designed exclusively for students in London. You cannot post on the group if you are the landlord of the property.


Please note that if you are looking to move out of your private accommodation and seeking a replacement tenant, you will need your landlord’s permission. You will also need to make sure that paperwork is put in place to facilitate the transfer. Sometimes this is done with the new tenant signing a new contract with the landlord or by using a document called a Deed of Assignment. The ULHS will be happy to help you with this, please use the Get Advice section for more information and contact us for assistance.


The group is moderated between 10am and 5pm Mon-Fri. There may be a delay in approving posts submitted outside of these times.

How to join the group:

Step 1. Email your Facebook name to housing@london.ac.uk from your University email address with the title 'Facebook Group'.

If you do not yet have a University email address, please send us an email and attach your offer letter.


Step 2. Ensure you have the latest version of the Facebook app, or log in to the desktop version of Facebook.


Step 3. Go to the Facebook group and click join.


Step 4. You should now be promtped with list of questions. Answer 'yes' to the first question and then enter the email address you used to email housing@london.ac.uk.


Step 5. Wait for approval and then, when approved, start posting!

Money/ Scams

Please note carefully that you should not send money to landlords, letting agents, students or others before viewing properties listed in this group. The ULHS recommends that before making a payment, you view the property and obtain a copy of the draft contract and have it checked by one of our housing advisors prior to paying any money.


Fraudsters will often target students and in particular, international students through adverts websites and in facebook groups. If you are asked to send money as a deposit to the advertiser or a friend/relative using a service such as Western Union or Moneygram without having viewed the property then do not do it. Every year some students fall victim to accommodation “scams” after responding to online adverts. Be careful and always contact the ULHS if you are unsure and need advice.
