Frequently Asked Questions

What are the advantages of UoL Head Leasing Scheme?
All the properties in our leasing scheme are managed by your university and effectively you will be a tenant of the university rather than the landlord, this means:

• The properties have been professionally surveyed to ensure that they are safe
• Each property has a Gas Maintenance contract so that if the boiler breaks down it will be speedily repaired
• Your College acts as your guarantor, which means if you don’t have a UK based guarantor you will not need to pay 6 months or more rent in advance, something which is commonplace when renting through letting agents
Opting to rent with our leasing scheme will ultimately provide you with peace of mind.

How far will the property be from my University?
All our properties are within a 30 minute commute of your campus.

What fees are payable?
When moving into a property a deposit (usually 6 weeks rent) and the first month’s rent needs to be paid up front. In addition there is a one off admin charge of £160.

Can I rent a room before I arrive in London?
No, you will be required to view the property before you sign. All of our properties are different from one another ranging from large Victorian properties to smaller city centre flats. We need to be confident that you have made an informed decision and understand what you are agreeing to.

Can I rent a room as an overseas student?
Yes. Overseas and Home Students are treated the same when renting. Unlike with private agents/landlords you will not need to pay 6/12 months upfront if you do not have a UK based guarantor.

How much does an average room cost?
Usually between £120 to £190 a week depending on location and size.

Are bills included in the rent?
Ordinarily you will be expected to cover all utility bills (gas, electricity, water, phone etc.). However, some landlords may wish to include some, or all of the bills in the rental price. In this instance, it will be made clear to you before you view the property.

Are the rooms furnished?
All properties come fully furnished. This usually will include:

Bed and Mattress: 140 x 200 cm Mattress Protectors, Desk, chair, Desk lamp, Wastepaper bin, Bookshelves, Notice-board, Wardrobe, Chest of drawers, Bedside table, Curtains/Blinds

Bath, Shower attachment (if no separate shower), Shower rail/curtain, Towel rail (double), Mirror cabinet Toilet, Toilet roll holder, Toilet brush, Bin

Cooker, Microwave, Washing machine, Vacuum cleaner, Cleaning accessories, Pots, Pans, Cutlery, Table and Chairs (if not a galley kitchen)

Living Room:
Sofa, Coffee table, Floor lamp, Curtains

Do I need a guarantor?
No! Your College acts as you guarantor.

Once I’ve moved in who do I call if I have a problem with the flat?
If you should have any problems during your tenancy, the ULHS Management department will be your first point of contact. If you report a maintenance issue, we will contact your landlord and ensure the problem is dealt with swiftly.

How long will the contract be, can I sign for 9 months?
Contracts are usually for 51 weeks and you would be expected to commit for the full 51 weeks.

When will I be able to view the Properties?
This depends on the property in question. The first viewings will take place in mid-May.
