What are Energy Performance Certificates (EPC's)?

As of October 2008, any landlord who lets a whole property is required by law to provide an EPC. The purpose of an EPC is to show prospective tenants the energy performance of the property they are planning to rent.

Landlords are required to provide an EPC at the point of marketing to a prospective tenant. The only exceptions to this are where the landlord is a resident of the property or where a flat or house is let on a room by room basis, on individual tenancies.

An EPC provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'. The certificate shows the energy efficiency rating and the Environmental Impact rating of the property.

Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient.
