Assured Shorthold Tenancy Agreement : This is the default agreement for letting to private tenants. This agreement was introduced by the Housing Act 1988 and subsequently amended by the Housing Act 1996. Although many of the rights and responsibilities of Landlords and Tenants are spelt out in this legislation, there are many areas on which the law does not comment. Our agreement aims to clarify these issues and also attempts to present the basics of the law without some of the legal jargon that is included in other Assured Shorthold Tenancy documents.
Notice Requiring Possession: This the standard Notice that must be served by landlords on their tenants if they wish take possession of the property after the expiry of the fixed term.
Deed of Assigment of Tenancy: Although students often form more stable housholds than other tenants, there are occasionally times when one person from the group will want to leave. These Assignment Forms aim to make the process of a replacement tenant taking over the rights and responsibilities of the departing tenant, straightforward and clear.
Inventory:The most common form of dispute between landlords and their tenants is the return of the damage deposit. This standard form has been drawn up to encourage landlords and their tenants to compile an accurate and detailed inventory and schedule of condition at the beginning of the tenancy.
Notes about Inventory Check and Deposit Refund: The Notes about the Inventory and the Deposit Refund are aimed at clarifying the responsibilities of tenants when they leave the property.
